the room is rather small when the mattress is laid, leaving limited space for walking (to the toilet). sheets are not changed daily and there was coffee stains on the wall. but owners are very friendly and short distance from kyoto station.

Horrible, horrible place!
We literally ran away after one night (we were spouse to stay there for 4 nights). The place is very old, the walls are paper thin. When we arrived the owner gave us the wrong key and we enter someone else?s room. The worst thing (and very unlike Japanese hotels) was that the room was filthy!
Definitely, you can do better in that price range.

Excellent location beside JR Kyoto station! Staff are lovely. The building looks a little bit worn inside but it is a good place to stay.

Unbelievable commitment towards serving their guests as best as possible so that the stay is as pleasant as it can be. The owners are incredibly nice and ready to help, always in a good mood. Also, no location in Kyoto can be better than this, just meters away from central train station. Only negative point could be the bathroom's below average dimensions, i suppose. Oh, and the english movies channel is wonderful to kill some time before going to bed after a day visiting temples.

The security was weak. They leave the room keys on a tray at the front desk and leave the desk unattended. Anyone can walk in take a key and enter the room. Otherwise, good location, helpful staff, traditional Japanese with shoes at the door, foton on the floor. Lots of shops and restaurants in the neighborhood.
